Lease brings Savannah-area industrial property to 100% occupancy
Denholtz Properties announces it has signed a 111,000-square-foot industrial lease at 101 Coleman Boulevard in Pooler, Ga., bringing the building to full occupancy. Colliers International’s David Sink, SIOR and Sebastian Findlay, SIOR represented Denholtz Properties, and NAI Mopper|Benton’s Rex Benton and Jeff Goldman represented the tenant, AA Heritage Solutions, LLC, in the transaction.
101 Coleman Boulevard is part of the Coleman Industrial Portfolio, a three-building, 358,884-square-foot portfolio located in Pooler and Savannah, Ga. which was acquired by Denholtz Properties in 2022. The 101 Coleman building spans 219,480 square feet in the Bloomingdale/Pooler industrial submarket of Savannah, providing tenants with convenient access to major transportation and shipping arteries including the Port of Savannah, Norfolk Southern and CSX’s robust regional rail networks, Interstates 16 and 95 and the Savannah/Hilton Head International Airport.

Established in 2016, AA Heritage Solutions, LLC is a leading provider of logistics and shipping services boasting relationships with major retailers such as Costco. With two other locations in the Savannah market, the company plans to leverage 101 Coleman Boulevard’s strategic location and adaptable space to support its assembly, storage and distribution operations. The facility’s large space with a strong HVAC system, along its close proximity to the Port of Savannah, were key in the tenant’s decision to lease the property.
