Lease with BarCo Brands brings the historic building to full occupancy
Denholtz Properties announces it has negotiated a 17,100-square-foot lease with BarCo Brands to bring The Commissary at Baseline, part of the historic Fort Monmouth redevelopment site located at 675 Oceanport Way in Oceanport, N.J., to full occupancy.
Founded in 2017 by Andrea Pappas, Greg Bartz and Phil Villapiano, BarCo Brands is the creator of Deal Lake Bar + Co, an American-style bar and restaurant with an open concept boasting three bars and a large outdoor dining area located in nearby Loch Harbor, N.J. Bolstered by the addition of Tim McMahon as Director of Growth and Development in early 2022, the co-founders’ entrepreneurial spirit paired with McMahon’s proven track record led the group to begin plans to open a second location.
BarCo Brands quickly recognized that The Commissary at Baseline’s recent reinvention by Denholtz Properties around modern unique food and beverage uses made the space an ideal springboard for their vision.
With an anticipated opening date in the spring of 2023, BarCo Brands’ newest endeavor, Baseline Social, will bring a one-of-a-kind immersive dining and entertainment experience to Fort Monmouth. Guests will immediately take note of its expansive LED viewing wall that is perfect for watching the game and its 38-seat platform lounge ideally suited for live music or private events. For those who would rather play sports, Baseline Social’s 3,700-square-foot entertainment section containing five virtual golf bays with full-swing technology will enable guests to play a variety of sports and games. The space’s mezzanine will be equipped with all the amenities needed to host a range of private parties in addition to being a go-to spot for everyday guests. Beyond its interior space, a large outdoor bar and lounge section will feature 11 bar seats, a variety of seating options with infrared heaters and a firepit lounge for three-season access.
Baseline Social will be the third tenant at The Commissary at Baseline, joining Birdsmouth Beer, a craft brewery and tasting room scheduled to open in the fall of 2022 and MGT Foods, a third-generation wholly-owned family business behind popular food brands such as Mr. Green Tea Ice Cream, Mr. Mochi, The Bear & The Rat Cool Treats for Dogs and Eat Mud Non-Dairy Ice Cream.

Aiming to build upon the success of The Commissary at Baseline, Denholtz Properties is moving forward with its plans for Phase Two, a redevelopment of the former Fort Monmouth Warehouse District that will include the construction of 72,400 square feet of modern spec industrial/flex space spread across three buildings. The construction of the three buildings is scheduled for completion in 2023.
