Highlighting Strong Demand in Orlando Submarket, Denholtz Properties Inks Over 65,000 Square Feet in Leases at Two Properties

Denholtz Properties announces 42,700 square feet of leasing activity in the Cypress Industrial Park at 9500-9901 Satellite Boulevard in Orlando, Fla. and 22,800 square feet of leasing activity in the Silver Star Commerce Center at 3702 Silver Star Road in Orlando, Fla.

In the largest of the leases, FS Florida will be taking 33,600 square feet of flex space at the Cypress Industrial Park. Additionally, ITW Food Equipment Group signed a renewal for 9,100 square feet at the property.

Located in the heart of the Orlando MSA, with easy access to I-4 via the Beachline Expressway-Florida Turnpike interchange and other major distribution thoroughfares in central Florida and beyond, Cypress Industrial Park is an in-demand industrial location for tenants, large and small. Cypress Industrial Park comprises five single-story light industrial buildings totaling 256,838 square feet on 23.47 acres. The flex building design offers tenants suites ranging from 1,726 square feet to over 33,600 square feet and offer both grade level and dock high loading. The buildings were constructed between 1987 and 1997 with tilt-wall construction and an average clear height of 19’ 6”.

Situated just 15 miles from Cypress Industrial Park, Silver Star Commerce Center’s strategic location allowed Denholtz to negotiate new leases with Global Network Services, LLC, for 2,400 square feet and Merchandise Liquidation & Export, LLC, for 2,400 square feet. Coastal Delivery, Inc.’s renewal of their 13,200-square-foot lease was joined by Sunrise Flooring, Inc.’s renewal for 4,800 square feet in the complex.

Silver Star Commerce Center spans eight industrial flex buildings ranging in size from 26,400 to 39,600 square feet. Silver Star Commerce Center is currently 87 percent leased by 26 different tenants. The property boasts unparalleled access with a strategic location directly west of North John Young Parkway and benefits from nearby access to State Route 434 and US Highway 441 as well as Interstate 4. Additionally, Orlando International Airport is less than 12 miles from the property.

“Whenever a market sees a boom, the need for ample flex space can sometimes be seen as an afterthought behind higher visibility asset classes,” said Kristine B. Hurlbut, Senior Vice President of Leasing at Denholtz Properties. “We have long understood the need for flex properties in growing markets. Our deep portfolio in Orlando allows us to aggressively pursue our multi-tenant leasing strategy in the market while providing a wide variety of companies with adaptable and modern homes that allow them to support the region’s ongoing growth.”
