Lansing Melbourne Group and Denholtz Properties Celebrate Ribbon Cutting for Novi Rise in Concord, N.C.

Completion of 167-unit mixed-use building is the latest chapter in partnership’s ambitious vision for city

Executives from Lansing Melbourne Group (LMG) and Denholtz Properties were joined by Concord Mayor Bill Dusch and local officials on July 10 to celebrate the ribbon cutting for Novi Rise, a 167-unit mixed-use community located at 30 Market Street S. in Concord, N.C.

Standing at seven stories, Novi Rise is the largest property in the Novi community, an interconnected portfolio of three lifestyle-branded mixed-use communities in downtown Concord, N.C. Every residence at Novi Rise features a modern unit layout including a gourmet kitchen with upgraded cabinets, vinyl plank flooring, stainless steel appliances, quartz countertops, refrigerators with ice makers, in-unit washers/dryers, and large closets. Select units also feature patios and balconies.

In addition, Novi Rise houses many of the Novi portfolio’s shared amenities including a lounge, fitness center, work pods, conference room, dog washing station, and secure Amazon package lockers. Beyond its robust amenity package and modern design, LMG and Denholtz Properties also announced a lease in 2024 with Salon Lofts for 4,757 square feet of ground-level retail space at Novi Rise to add another exciting offering for residents and the surrounding community.

“The opening of our second Novi building further underscores the potential impact of well-executed and strategic public and private partnerships,” said Peter Flotz, Founder and CEO of LMG. “We extend our gratitude to Concord’s municipal leaders and our partners, Denholtz Properties, for their collaboration and support in helping us continue to achieve our vision in Concord.”

Stephen Cassidy, President of Denholtz Properties added, “We are thrilled to take another significant step towards realizing our transformative strategy for downtown Concord. We thank our partners – LMG and the city of Concord – for their continued collaboration in creating spaces that we are confident will serve as powerful economic catalysts for years to come.”

In 2023, joint venture partners LMG and Denholtz Properties celebrated the completion of Novi Flats, a 48-unit building with 2,333 square feet of retail space less than a block from Novi Rise. Novi Lofts, the final community in the Novi family, will bring 89 units and 5,134 square feet of retail space to Concord in late 2024.

The three buildings of the Novi portfolio are the first mid-rise products of their kind in downtown Concord and signal the success of the town’s ongoing multi-million-dollar revitalization spearheaded by the Concord City Commissioners and the Cabarrus Economic Development Corporation. The transformation is highlighted by the reimagining of the town’s former Philip Morris plant into The Grounds at Concord, a 2,000-acre site soon to be anchored by a $2B Eli Lilly pharmaceutical plant and a $1B Red Bull manufacturing facility. Just a few blocks from Novi Rise, the renovation and expansion of the Cabarrus County Courthouse will further enhance the area and soon make it one of the most desirable places to live in North Carolina.
