Lansing Melbourne Group (LMG), a boutique developer specializing in public-private partnerships, and Denholtz Properties announce the start of pre-leasing for Novi Rise, a 167-unit mixed-use community located at 30 Market Street in Concord, N.C. Novi Rise is scheduled to welcome its first residents on May 15th.
Novi Rise is the largest of the three lifestyle-branded mixed-use communities that make up Novi, an interconnected portfolio of unique communities in downtown Concord, N.C. In 2023, joint venture partners LMG and Denholtz Properties celebrated the completion of Novi Flats, a collection of 48 residences with 2,333 square feet of retail space less than a block from Novi Rise. Novi Lofts, the final community in the Novi family, will bring 89 units and 5,134 square feet of retail space to Concord in late 2024.

Standing at seven stories, Novi Rise is the hub of the Novi community, housing many of the Novi portfolio’s shared amenities including a lounge, fitness center, work pods, conference room, dog washing station, and secure Amazon package lockers. Every residence at Novi Rise will feature a modern unit layout including a gourmet kitchen with upgraded cabinets, vinyl plank flooring, stainless steel appliances, quartz countertops, refrigerators with ice makers, in-unit washers/dryers, and large closets. Select units also feature patios and balconies.
Beyond its robust amenity package and modern design, LMG and Denholtz Properties also announced a lease with Salon Lofts for 4,757 square feet of ground-level retail space at Novi Rise to add another exciting offering for residents and the surrounding community.
The three communities that comprise the Novi portfolio will be the first mid-rise products of their kind in downtown Concord and signal the success of the town’s ongoing multi-million-dollar revitalization spearheaded by the Concord City Commissioners and the Cabarrus Economic Development Corporation. The transformation is highlighted by the reimagining of the town’s former Philip Morris plant into The Grounds at Concord, a 2,000-acre site soon to be anchored by a $2B Eli Lilly pharmaceutical plant and a $1B Red Bull manufacturing facility.
